Artificial turf in Sunnyvale
Heavyweight, UV-stabilized turf on an engineered base, built for Sunnyvale homeowners who are done with the watering calendar. Back-yard putting greens, dog runs and lawns, with Sunnyvale’s watering rules and its development-code turf rule explained below.
Sunnyvale’s watering rules, and why turf changes the math
Sunnyvale’s water comes from the North Texas Municipal Water District, and the town stores and distributes it. Sunnyvale assigns watering days by the last digit of the street address: residential addresses ending in an odd number water on Mondays and Thursdays, even numbers on Wednesdays and Sundays, and commercial properties on Tuesdays and Fridays. Nobody waters on Saturdays, and there is no watering on any day between 10 a.m. and 6 p.m. The schedule was approved by the Town Council on April 22, 2024.
Checked October 2026. Rules change with drought stages; the Sunnyvale Water Conservation and Resources page is the authority.
Zero water
With strict local ordinances and tiered water rates, artificial turf offers a zero-water solution. A typical 1,800-square-foot lawn can save approximately 99,000 gallons of water annually, potentially reducing water bills by 70%.
Built for the Texas sun
We exclusively install heavyweight (73–111 oz total weight) UV-stabilized turf designed to withstand the harsh Texas sun without fading or melting. Does turf get too hot in Texas?
Big lots, and one line in the development code
Sunnyvale is zoned for space: its Unified Development Ordinance sets a two-acre minimum lot in the SF-1 district and one acre in SF-2 and SF-3. The same code has one line about artificial turf worth reading before planning anything the street can see.
Development code
“Not visible from public view”
In its general standards for required landscaping, the code says: “Artificial plants or turf shall not be visible from public view.” Required landscaped areas are otherwise to be living plant material, or living plants with hardscape. The code does not spell out which yards that covers, so ask Development Services before planning turf the street can see.
Lot sizes
One- and two-acre lots
The SF-1 district has a two-acre minimum lot and SF-2 and SF-3 a one-acre minimum, with front setbacks of 80 feet in SF-1 and 70 feet in SF-2 and SF-3. That leaves a lot of back yard for a putting green, a dog run or a pool surround.

What we install in Sunnyvale
Every install starts the same way: excavation 3-4 inches deep, Class II road base with decomposed granite, drainage, a commercial-grade weed barrier, then the turf cut to fit and finished with infill and power-brushing. The full six-step process is on our services page, and what sits under the turf is explained layer by layer in our base guide.
