Turf complaints sort into two piles. One pile can be fixed on a Tuesday: a seam has opened, the infill has thinned, weeds are germinating in the surface. The other pile cannot be fixed at all without lifting the lawn and starting again, and everything in it was decided before the turf was unrolled.
The industry's own guidance is blunt about where the line falls. The Synthetic Turf Council's Guidelines for Synthetic Turf Base Systems (February 2017) puts it in one sentence: "Once the turf is laid down, there is little that can be done to correct base defects."
Nobody publishes what a good base is
Here is the part that makes this hard for a homeowner comparing quotes. There is no published standard you can hold a residential turf base against. The Synthetic Turf Council declines the job on purpose, and says so in its own introduction: "The intent of this document is not to prescribe a method of designing or constructing a base, as that is unique to each project and situation, but to offer guidance and concepts to consider as you plan for this investment."
Its construction section does the same thing where the depth would go. The instruction reads: "The site should then be excavated to a depth per plan design." The plan sets the depth. Nothing external does.
So when a quote says "proper base preparation," there is no document in the world that phrase can be measured against. That is not a reason to distrust every installer. It is the reason the number has to be in your contract rather than in a conversation.
The four decisions that are permanent
What happens to the old lawn. The Synthetic Turf Council is unambiguous: "Organic soils are not appropriate for sub-grade preparation." Grass and root mat left under a new base decompose, lose volume, and take the surface down with them. This is the cheapest corner to cut on install day and the most expensive to undo.
How deep the excavation goes. Our own process removes vegetation and debris and digs three to four inches deep before any base material arrives. Whatever number your installer uses, it belongs in writing, because you cannot inspect it later without destroying the lawn to look.
How hard the base is compacted. Under-compaction gives you a surface that settles into dips. Over-compaction is the failure nobody warns homeowners about, and the Synthetic Turf Council devotes a section to it titled "Compaction and over compaction." Squeeze the stone too hard and you crush the pore space that lets water through: "A high Proctor number is usually achieved by using a large vibrating roller on the stone, which crushes the stone in place and firms the stone layer, but also significantly lowers the available pore space and the percolation rate through the stone layer." Its conclusion is that compaction "should be terminated once sufficient stability has been attained." A base has to be both stable and permeable, and those two goals pull against each other.
Where the water goes. Turf drains. The question is what the water meets underneath. In Dallas that matters more than most places, because the ground does not absorb much. We covered what sits under the surface, layer by layer, in our base guide.
What "professional grade" should mean on paper
"Professional-grade compaction" is not a specification. Texas already publishes language that is. TxDOT's 2024 Item 247, Flexible Base is written for road foundations rather than lawns, but it is the state's measurable vocabulary for a compacted aggregate base, and it requires contractors to "compact to a minimum of 100% of the maximum dry density and within plus or minus 2.0% of optimum moisture, unless otherwise shown on the plans."
You are not building a highway and no residential quote will cite Item 247. The point is that a real specification names a density, a moisture window and a test. A quote can name a depth, a material and a number of compaction passes. If it names none of those, there is nothing in it to hold anyone to.
Why the stakes are higher here than elsewhere
Two local facts raise the cost of a weak base in North Texas.
The ground moves. The USDA's description of Houston Black, the signature clay of the Blackland Prairie, records cracks "1.25 to 10 cm (0.5 to 4 in) wide" reaching "a depth of 30.5 cm (12 in) or more," open "90 to 150 cumulative days in most years." A base either bridges that movement or telegraphs it. Our clay soil guide goes through what that does to a lawn.
And the rain arrives all at once. NOAA's Atlas 14 precipitation-frequency estimates for a point in Dallas put a 100-year, one-hour rainfall at 3.69 inches and a 25-year hour at 3.01 inches. The turf face is rarely the bottleneck in that hour. The base and the grading are.
What to ask before you sign
None of this requires you to become an expert. It requires five answers in writing.
- What excavation depth is included, in inches, and is the existing grass fully removed?
- What base material, and how many compaction passes?
- Where does water leave the yard, and what happens at the low point?
- What infill, at what rate, and does that change because of dogs, children or shade?
- What exactly does the warranty cover, and does it cover the base as well as the fiber?
That last one catches people out. A material warranty covers the fiber. It is not a promise about the base, the seams or the infill, which is why how long a turf lawn lasts depends on more than the number on the warranty card.
As the gardening writer Teo Spengler put it in Gardening Know How, "While unrolling turf sounds as easy as unrolling a carpet, it is by no means the same." The unrolling is the last hour of the job. The regrets come from the days before it.
